Project Location:         This is a non-project action. The proposed code amendment is applicable to the MHO zone east of SE Wax Road in the City of Covington.

Project Description:     Amendments to the City of Covington’s regulations on Downtown zoning districts density and dimension standards in CMC 18.31.090. This proposal will add an exception to the setback in the MHO zone for properties to the east of SE Wax Road, decreasing the street setback from 10 feet to no street setback (0 street setback). The new setback exception will only apply for future commercial development of a property. The new setback exception will not apply to the required street setback of existing residential uses.

There is no administrative appeal for this non-project SEPA threshold determination per CMC 16.10.210. Please note that the issuance of this SEPA threshold determination is not the final decision on the underlying legislative action (LA18-0004). An appeal of the City Council’s final legislative decision may be filed together with the SEPA determination, as outlined in CMC 14.30.060.
